Wawa — Plains Township

Work on this Wawa location began over the winter for Summit Realty Group — our third Wawa project together with John and his team, and part of a partnership with this developer that spans more than 15 years. Summit specializes in Wawa pad sites, and that track record matters on a site like this one: they have the confidence in our abilities to take on genuinely difficult ground, and this project tested it.

The scope itself was extensive: clearing, grubbing, and erosion control; massive bulk excavation with engineered retaining walls to make the sloped site buildable; utility installation; paving and curbing; and a full-width mill and overlay with shoulder widening under a Highway Occupancy Permit (HOP), along with new traffic signalization at the site entrance.

Two site conditions demanded real problem-solving. The site's soils were substandard after years as a fill site, so we brought in Rapid Impact Compaction to properly prepare the building pad and canopy areas. Large boulders scattered across the property were another obstacle — rather than hauling them off-site, we brought in a crusher to turn them into usable stone product, recycling the material on-site. Our site team — Chris, Adam, and Mike — got the project off to a strong start, working alongside the crew from Hilltop on compost sock installation for erosion control.

With site conditions this demanding, having a proven geotechnical partner monitoring construction was critical. The owner retained Earth Engineering for geotechnical services — another firm we were glad to work with again. Challenging sites like this one are exactly where a track record of relationships and hands-on problem-solving pays off.
